Payments |

1.1 |
To confirm a
booking, please complete and return the
booking confirmation form within 5 days.
We will hold the reservation for 5 days, after
which time the booking will lapse if the
payment has not been received. |

1.2 |
For bookings made
more than two months prior to the start of the
rental period, a deposit of one half of the
total price must be sent with the completed
booking confirmation form. You must then pay
the remaining payment at least two months
prior to the start of the rental period. |

1.3 |
For bookings made
less than two months prior to the start of the
rental period, the full price of the rental
must be sent with the completed booking
confirmation form. |

1.4 |
In the event of
late payment we reserve the right to cancel
the booking.
The provisions of condition 3 (Cancellation)
will then apply. |

Prices |

2.1 |
We reserve the
right to increase or decrease the price shown
in the price list at any time. However,
the price on the booking confirmation form
will be the agreed price unless the booking is
amended. |

Cancellation |

3.1 |
If you wish to
cancel your booking please let us know
immediately in writing. On receipt of
this notice we will endeavour to re-let the
property. If we are successful, we will
refund your money (or part if we are only able
to re-let the property for part of your rental
period) less £80.00 per week for
administrative costs. However, if we are
unable to re-let the property, you will be
liable to pay 100% of the total rental price. |

What the price includes: |

4.1 |
All bedding and
bed linen is included in the rental price.
Towels are also included, this includes one
set per person (1 bath towel and 1 hand
towel). Electricity and gas is also
included in the rental price. |
| 5. |
Your Obligations |

5.1 |
You must take good
care of the property and its contents and
leave them in the same condition as they were
on your arrival. You will be liable for
the cost of any damages, breakages, losses and
any extra cleaning or repair costs which are
incurred due to you non-compliance with this
condition. |

5.2 |
Only the agreed
number of people detailed on the booking
confirmation form will be entitled to occupy
the property. |

5.3 |
Smoking is not
permitted in the property. |
| |
5.4 |
Pets are not
permitted to stay in the property. |
| |
5.5 |
You will have
access to the cottage at 3.30pm on your first
day of arrival, this is to ensure that the
property is cleaned and maintained to a high
standard. Please vacate the property by
10.00am on the day of your departure. |
| 6. |
Rights of Entry |

6.1 |
We reserve the
right to enter the property at reasonable
times to inspect and/or carry out any
necessary repairs or maintenance. |
